Oranim Real Estate Launches Bond Offering for Luxury 'Oranim on the Sea' Project in Rishon Lezion
Oranim, a real estate company founded by veteran developer Menachem Oren, is entering the Tel Aviv Stock Exchange by issuing bonds to finance its luxury residential project "Oranim on the Sea" in Rishon Lezion. The project, located on the city's beachfront, comprises 250 luxury apartments designed for residents aged 60 and above. Oranim plans to raise approximately 600 million shekels through bond issuance rather than equity, aiming to replace the project's existing bank financing. Discount Issuance will lead the bond offering.
Menachem Oren, who operated discreetly for years, built luxury apartments primarily along Tel Aviv's coastline, including on Hayarkon Street, selling units to oligarchs such as Valery Kogan. The land for the current project was acquired in 2017 for 200 million shekels and spans 12 dunams. Today, the company is managed by Oren's daughter, Shira Oren Nahmias, as it advances its flagship development.
This move marks Oranim's first public capital market activity, reflecting a strategic shift to bond financing for large-scale real estate projects targeting the senior luxury housing market in Israel's coastal cities.
