5-Room Apartment in Jaffa Sells for 5.25 Million Shekels Amid Slight Housing Price Rise
The Central Bureau of Statistics (CBS) released its housing price index for May-June 2026, showing a modest 0.1% increase compared to April-May 2026. Regional price changes varied, with Jerusalem rising 1.8%, Haifa 1.5%, the north 0.9%, while Tel Aviv and the south saw slight declines of 0.7% each. The new apartment price index rose by 0.5%, with government-subsidized transactions increasing from 36.4% to 38.4% of new home sales. Excluding government-subsidized deals, new apartment prices rose 0.9%.
To illustrate current market conditions marked by transaction stagnation and falling prices, a review of recent second-hand apartment sales was conducted through national real estate networks. In Beersheba, a 3-room, 72 sqm apartment sold for 590,000 shekels, and a 4-room, 75 sqm apartment sold for 579,000 shekels. A 5-room garden apartment with 164 sqm and a 150 sqm garden in the Rambam neighborhood sold for 2.15 million shekels.
In Bat Yam, a 2.5-room, 70 sqm apartment with parking sold for 1.73 million shekels, and a 3.5-room, 85 sqm apartment with elevator and parking sold for 1.865 million shekels. In Jaffa’s Meronit neighborhood, a 5-room apartment of 135 sqm on the second floor with two balconies, an elevator, and a secure room sold for 5.25 million shekels.
In Tel Aviv, a 2-room, 39 sqm apartment in Florentin sold for 1.88 million shekels, while a 3.5-room, 85 sqm apartment in Tel Haim sold for 2.715 million shekels. The data was provided in cooperation with the RE/MAX real estate network.
