But beyond economic viability, Raviv emphasizes that the company chooses only projects in which it can create real differentiation and uniqueness, creating for ICR clients an experience that goes beyond housing.
This differentiation is reflected in adapting to the needs of clients in each neighborhood. In Park Tzafon, for example, located between Tel Aviv and Ramat HaSharon, the company is developing a new neighborhood from scratch and shaping its character from the beginning. This is an opportunity to create a holistic and unique living experience from the ground up.
Every project requires a different strategy that takes the nature of the place into account. For example, in the Brodetsky project in Tel Aviv, the approach is different, there the old buildings are being demolished and boutique towers are being rebuilt with a gym, a children’s club, a herb garden and a shared rooftop with wellness areas, all in order to create an improved living experience while preserving the neighborhood’s unique character.
Raviv explains that the war added another important dimension to planning, the home is required to provide a safe personal space. The need for an adequate and accessible protected space has become essential, and a neighborhood shelter or an in-building shelter is no longer enough because of the frequent sirens. The new law allows the mamad to be turned into a suite with a toilet and shower, and the company, which believes in creating a different kind of living experience, identified the essential need and also re-planned several existing projects, incorporating the upgraded mamad as standard.
