Haifa's Kiryat Eliezer Neighborhood Undergoes Major Urban Renewal Project
Haifa, known for its unique topography and natural surroundings, is experiencing significant urban renewal, with the historic Kiryat Eliezer neighborhood now undergoing a transformative redevelopment. Africa Israel Residences CEO Ronit Ashed Levi highlights the area's growing appeal due to its proximity to the sea, downtown, transportation hubs, and leisure centers, making it an attractive location for young couples, families, and housing upgraders. The renewal process aims not only to replace old buildings but also to enhance public spaces, community life, and overall urban experience.
A flagship project in Kiryat Eliezer is Rothschild Park, a large-scale urban renewal initiative by Africa Israel Residences and Donitz Elad. It will replace seven aging 1970s buildings with modern towers and commercial spaces, increasing housing units from 168 to 760. The design integrates the neighborhood’s challenging 13-meter elevation difference by raising the entire complex to street level, improving accessibility and creating active urban streetscapes. The project includes new pedestrian pathways, internal courtyards, and a new passage between adjacent streets to ease traffic flow.
Architect Ruti Maoz from Gordon Architects, leading the project, notes the collaboration with Haifa Municipality enabled rapid permitting and emphasized community-oriented planning. The development benefits from strategic transport links, including proximity to the central train station and a new Metronit station on Rothschild Street, enhancing the area's urban significance. The project also introduces innovative features like a pneumatic waste disposal system, the first in Haifa, and preserves most mature trees despite emergency vehicle access challenges.
Existing residents, who represent about 20% of the new housing units, are central to the planning, moving from outdated apartments without elevators or balconies to modern, spacious, and secure homes. The project also incorporates community facilities such as a daycare center and a multifunctional club on the lower floors. Donitz Elad CEO Ronen Yafo emphasizes that Rothschild Park exemplifies high-quality urban renewal by blending Kiryat Eliezer’s heritage with innovative planning and public spaces, positioning the neighborhood as a key growth area for Haifa in the coming years.
