Six-Room Garden Apartment Sells for 4.1 Million Shekels Near Nvidia Campus in Kiryat Tivon

A six-room garden apartment located at 2 Shalom Street in the Tzel Oranim neighborhood of Kiryat Tivon was sold for 4.1 million shekels. The apartment spans 180 square meters of built area and includes a 70-square-meter garden. The building, constructed about two years ago, contains only three units: two duplex garden apartments and a penthouse above them. The apartment comes with two parking spaces and a storage room. The property was marketed at 4.3 million shekels and was on the market for roughly 10 days before the sale.

The sellers are private developers who, along with two partners, built the project and had been renting out the apartment until the sale. The buyers are a young family who previously rented in the same neighborhood. According to Liav Shevah, branch manager of RE/MAX Professionals in Yokneam/Tivon, the property’s proximity to the upcoming Nvidia campus, its corner location, and closeness to a promenade contributed to the high price. He noted that while prices are falling in other parts of Kiryat Tivon, they have risen in this sought-after neighborhood, which attracts high-tech workers and is somewhat isolated from the rest of the town.

Shevah also mentioned that the hype around the Nvidia campus has led some sellers to initially set unrealistic prices, resulting in no sales until they adjust to market realities. He added that despite recent interest rate cuts, buyers have not yet returned to the market, and the price gap between standard apartments and ground-level units remains a challenge for those upgrading their homes.

The transaction was brokered by Nofar Rosenzweig, who represented both parties. The article also lists recent second-hand apartment sales in other Israeli cities such as Herzliya, Rosh HaAyin, Kfar Saba, Safed, and Kiryat Gat, with prices ranging from 710,000 to 4.55 million shekels, illustrating varied market activity across the country.
